Rental of storage space/ Rent increased during term, after I paid for year.

I have been cutting a check to a management / investment / holding co
for a Palo Alto Garage for over a decade every September, for a year's worth of storage.
(one of five garages) attached to a carriage house behind a studio behind a 3 story victorian house that is rented out by the flat, storage spaces are also rented out individually.
I would guess all other tenants pay by the month.
I opted to pay by year to simplify.

I have not signed a lease in the last ten years.

My original lease was in 1995 for $75/mo later upto $90/mo. After that I just cut annual checks.

On last September's check I wrote: "(Street address) storage Oct 2006 - Sep 2007" in the memo of my check for $1080.

Are they legally bound to respect that rate?

They are claiming today May 25 2007 that they raised the rent from $90 to $150 after I wrote my check in Sep 2006.
They are claiming I am $120 short for May 2007. ( In Sep 2006 I paid 12 x $90 = $1080, as I do every year).

I had believed that their act of cashing the check, with my contract in the memo, was an agreement of that contract.

Any help is greatly appreciated.

ALSO: I wish to empty my storage space anyway.
